Garland has approved a deal with Huntington Industrial Partners (HIP) to construct a fourth round of new commercial flex space in the heart of its core industrial district in the southwestern corner of the community. With this latest project, Huntington Industrial Partners will develop two Class A buildings, comprised of 171,000 square feet and 183,000 square feet on Marquis Drive and Kings Road respectively, between South Jupiter Road and South Shiloh Road.
“Huntington Industrial is excited to announce the start of construction on two state of the art buildings in Garland totaling 355,071 square feet. Our organization has lots of experience in Garland and enjoys working with the City to bring quality companies to Garland.” said Steve Meyer, Partner at Huntington Industrial Partners. This site is one of the last large industrial parcels to undergo development in Garland. New and top quality facilities continue to be in high demand in northeast Dallas County, so this project will be a welcome addition to Garland’s existing 29-million-square-foot industrial space inventory.
As mentioned, the project will consist of two separate buildings at 3150 Marquis Road and 1450 Kings Road. Huntington Industrial Partners will additionally complete an extension of Kings Road as part of the project, connecting Miller Road to Marquis Road between the two new buildings. This will increase traffic flow in and out of the City’s core industrial district and allow better access to many of the newest developments from Miller Road. Upon completion, the project will be valued in excess of $11 million and is expected to be finished in the second half of 2020.
Huntington is in familiar territory as they have completed four previous projects in Garland adding over 688,000 square feet and $51 million in new taxable value to the city’s commercial real estate inventory since 2015. Regionally, they have also developed 2+ million square feet of space in the D/FW Metroplex during the same period. One of their projects, 3839 Distribution Drive, was purchased by VPET USA, a California based plastics manufacturer that launched operations in Garland in 2016. More recently, a two-building development on South Shiloh Road was completed; however, one of the buildings from this project was impacted by the recent tornadoes that swept through northern Dallas County on October 20th, 2019.

Garland continues to be a hotspot for new Class A industrial development. Numerous manufacturers continue to move to the area to be closer to their customers, suppliers and the dynamic North Texas market. The plastics, food and chemical industries are all target clusters for Garland and these kinds of quality facilities continue to help attract those manufacturers to the community.
